The Texas Association of REALTORS® Relief Fund helps people who've suffered losses due to natural disasters in Texas. Currently, the fund is accepting applications from Texas residents who have been displaced from their primary residences due to the severe weather and tornadoes that began on Dec. 26, 2015. With over 50% of all marriages ending in divorce, chances are that you or someone you know is probably going through a divorce right now. The ending of a marriage is a very difficult time even in the best of circumstances. Working with a realtor who specializes in divorce can ease the process and help both parties work together, making the transition as smooth as possible. 

It is important to understand what real estate divorce specialists are certified to do. To help you better understand I’ve created a list of what I, as a Professional Certified Real Estate Divorce Specialist Realtor®, can and won’t do.

Things I, as a Certified Real Estate Divorce Specialist, Can Do:

1. Help you to understand aspects of divorce in regards to the sale of a marital home.
2. Work for both parties, not just one, to get the best price for your home.
3. Work with both parties to help you save and make money now and down the road.
4. Facilitate communication by offering you alternatives to the usual mistrust and the emotional responses that can occur during the selling of the marital home.
5. Make sure you leave feeling better about the selling process of your home than you did coming in.
6. Always recommend that you consult with your attorneys to ascertain your legal rights.
7. Always recommend that you consult with your CPA to ascertain any financial repercussions related to the sale of the marital home.

Things I, as a Certified Real Estate Divorce Specialist, Will NOT Do:

1. Misrepresent myself as an attorney, CPA, marital counselor, or any other type of professional other than a professional Realtor®.
2. State what an equitable settlement is. Only your attorney or judge can do that.
3. Help you settle your case.  Your attorneys work out your legal settlement on your behalves
4. Talk to either attorney without first clearing it with both attorneys.
5. Give any real estate related advice without seeing all the underlying documentation first.
6. Play favorites, one client over another.
7. Keep Secrets. If you have something you don’t want your spouse to know…  DON’T TELL ME!
8. Quit. Once our agreement has been signed, I stick with you both until the end.

7 Springtime ideas for Homeowners

1. Spring Clean Classic: The Closets!

Before you clean out those closets… double-check the forecast. We have had a few late snow storms this year.  Now is the perfect time to reorganize your closets. Donate or sell any winter clothing you didn't wear this year, then pack away clean winter clothes into bags, bins, or boxes for next year. If your closets need a boost of organization, build new shelves, buy some under bed storage bins, or try installing an extra tension rod to double your hanging space.

2. Check Your Home Exterior

Winter can be hard on your home. Do a walk around. Check for missing shingles, clean the gutters, and look for loose siding, paying particular attention to windows, doors, and trim. If you decide to give your exterior a quick clean with a power washer follow the directions carefully or hire a professional.  A good window washing will help your home to really sparkle in the spring sunlight.

3. Prepare Your Garden for Spring

It's not too early to start your gardening. Trim away any dead and damaged branches from your trees and shrubs. Be careful with flowering shrubs… you don’t want to cut off the flowing wood and the spring blossoms waiting to appear. Consider planting these early bloomers: snowdrops, crocus, scilla, daffodils, hyacinth, and tulips.

4. Green Grass Prep 

Once the last threat of snow has finally passed and the weather's cleared up, check your grass for damage. A patchy lawn can be revived by removing dead grass, tilling the soil, and adding compost. Wait for warmer weather to reseed the dead patches. Now is a great time for pre-emergent.  Lay off the fertilizer; used too early, it can aid the growth of cold-season weeds rather than the grass.

5. Build a Window Box or Add a Planter

Building a window box or adding a planter to your front porch is a great family-friendly activity for spring. Take the simple route by painting a trio of terra cotta planters with chalkboard paint and planting them with herbs for a kitchen windowsill garden. Yummy and pretty!

6. Ready Your Patio Furniture

It won’t be long before it’s time to fire up the grill! Get ready for barbecue weather by tidying up your outdoor furniture. Remove mold or mildew from cushions with a mixture of 1/4 cup of Borax and warm water.  Remove chipping paint and rust from metal furniture using a wire brush and sandpaper, then repaint or refinish for a fresh, good as new look.

7. Aaah-chooo…. Allergy-Proof Your Home

Spring allergy season is coming.  You can take precautions now before tree, flower, and grass pollen reaches its peak, to stop pollen in it’s tracks. Air filtration is key; invest in a HEPA air filter, or upgrade to a vacuum cleaner with a HEPA filter attached. Lay down double door mats—one outside and one inside. Ask guests to remove their shoes as they enter. Swap out heavy drapes for lightweight curtains that you can machine wash.  Be sure to give your carpets and rugs a deep spring clean for a fresher start to the season. You can hire a professional service, rent a carpet cleaner, or buy your own machine.
